We Do The Following For You:


  • Personally show your property to prospective tenants 5 days a week -- at no charge.
  • Base our management fees on the number and type of units we manage for you (volume discounts).
  • Advertise your property on our website (www.cmareal.com) and third party rental websites such as: Zillow, Rent.com, Realtor.com.
  • Find tenants using a validated and proven referral system within the local real estate community, local Chambers of Commerce and businesses newcomers tend to visit, and the internet.
  • Screen tenant backgrounds using computerized screening reports yielding credit info, criminal records and past rental history checks from Contemporary Information Corp. These reports are practically instantaneous and very thorough.
  • Collect security deposits and pet fees (where applicable), in addition to all rents due, prior to possession (issuing a key).
  • Arrange repairs using on-call, qualified and cost-effective repair people. We discuss with you call repairs exceeding $250 before having them done, except in an emergency (fire, flood, or blood).
  • Promptly issue all necessary legal notices. All legal filings require your authorization.
  • Interact with your tenants in a firm, but supportive and business-like manner.
  • Drive by and inspect your property periodically and investigate any complaints reported to the Property Manager.
  • Review your utility landlord agreements when we sign up your property to protect and enhance your property between tenants and during cold weather months. Written proof of tenant utility transfers are mandatory prior to tenants being given keys.
  • Perform move-in and move-out inspections of your property before security deposits are refunded. Improper cleaning by tenants and associated costs will be deducted from security deposits. Any damage will be paid for from the tenant's security deposit.
  • Provide Owners and Tenants with a 24-hr, 7 days a week emergency number.
  • Educate your tenants on the Arizona Residential Landlord Tenant Act, which protects your property and prevents future problems and misunderstandings.
